Deals and Stuff

I want to pass along a couple of potential deals and a loan request, give you a heads up on a great Wealth Club on March 27, and share a fantastic tool to help you grow your business.

I was talking to one of our members a few days ago and he asked me to spread the word on the following properties. He already owns the commercial properties and is looking to sell. He also has a duplex that he has not closed on yet. Here we go…

Small Strip Center in Bacliff

He says ARV is $325,000. Is offering for $280,000 (he has some wiggle room). Building has 2 units

• Mexican restaurant that has been there 7 years & pays $2,200 rent. Lease is NNN.
• Game room which has been there a little over a year & pays $1,500 rent. Landlord maintains HVAC. All else is on the tenant. Of course, Landlord handles exterior (roof, parking lot, etc.)

Owner has had property 4 years. Has been fully leased entire time except when Ike deposited a tree on the gameroom. Landlord moved tenant out to renovate.

Building seems to be in good shape. It is on the main street in Bacliff. I’ve eaten in the restaurant. Seems to be well run and busy.

Owner is looking to borrow $30K against this or another property for quick cash for another deal. He wants to sell this one. You can negotiate with him.

Obviously, do your own due diligence before investing or lending.

Duplex in Bacliff

Same investor is working on a duplex. Will be fully rehabbed & ready to occupy. He will provide prospective tenants for you, if you wish.He says ARV is $70K-$75K. Will rent for $650 per side. Will sell in the low to mid-$60K range.

Again, do your own due diligence.

Listed for $325K, will sell for $275K or so for quick sale. Is being used for boat salvage now. Lease is $3000 per month. Renter can be moved out if needed.Again, do your own due diligence.
