Real estate investors face two huge problems in 2009. Problems that are literally putting many of them out of business. I’m talking about:

  • An imploding economy where prices are falling, inventory is risiing and credit is unavailable to a large part of our target market
  • Restrictive laws that inhibit creative solutions…laws that “throw the baby out with the bath water”

The Two-Headed Dragon
This 2-headed dragon of a poor economy and ill- concieved legislation creates both incredible danger and incredible opportunity for today’s real estate investor. This exact same scenario is literally destroying some investors, while it is the rocket fuel that is propelling others to new heights of $ucce$$ and wealth. Robert Kiyosaki recently depicted this economic crisis as the greatest wealth- building opportunity he has ever seen.


So the question is, “Are you going to Victim or Victor in 2009″? Are the economy and the investor – unfriendly legistation going to drag you down or propel you to new heights of $ucce$$?

Life Without Banks
If the current credit crunch has got you down, boy does Dennis have a message of hope for you! Dennis Arocho has been an investor for years, buying hundreds of houses, and has never gone to a bank for financing. How cool is that? And is that taylor- made for today’s climate? Would a few “no banks required” strategies, both to buy and to sell, make a difference in your business? Duh!!

Are Lease Options and Sub2s Legal?
There’s a lot of bad legislation out there. And probably, a lot more to come. The Texas anti-lease option legislation passed in 2005 is a prime (and painful) example. The law, heavily lobbied for by ACORN-Texas, was so bad that ACORN National publicly chastized Tx ACORN, stating that the new law hurt the very consituents that ACORN was seeking to protect.
Too little, too late. Since no politician is going to publicly admit they screwed up, we are stuck with the law for now.
Then came the so-called work arounds. Most of which don’t work around anything, and can get you in real trouble. Things like back-dating the contract, calling it something other than lease option, etc. Things that sound good, but would never stand up in court.
